The former Price Hill Masonic Lodge, located at 3301 Price Avenue, was built in 1912, but had been vacant since the Price Hill Masons left in the mid-1980s. Price Hill Will partnered with The Model Group to co-develop the project to bring the Samuel Hannaford-designed Lodge back to life. The $10 million restoration of the 21,000 square foot, local historic landmark holds new office space for Price Hill Will, rehearsal space for PHW’s 120-member MYCincinnati youth orchestra, the Price Hillharmonic adult orchestra, and leasable event space for neighborhood groups, community events, and private celebrations. The complex financial structure which made the renovation possible included New Market Tax Credits, Historic Tax Credits, a $2.9 million grant from the City of Cincinnati, and equity from Price Hill Will, bridged by loans from Local Initiatives Support Corporation, Cincinnati Development Fund, and The Port.

Located in the Incline Entertainment District of East Price Hill, the ARCO campus includes our 21,000 square foot building at the corner of Price and Purcell Avenues, the adjacent 1000 square foot, 3-bed, 1-bath house, and 31,720 square feet of land accessible from Elberon and Price Avenues that we renovated into a 58 car parking lot. Some 800 dump trucks of dirt were taken from this site for the build-out of the new parking lot and the elevator addition on the West side of the building.​

MYCincinnati Youth Orchestra (MYC)

3120 Warsaw, a historic and beloved firehouse, is currently home to MYCincinnati, an award-winning program of Price Hill Will that uses ensemble-based instrumental music as a tool for youth development and community engagement by providing youth from Price Hill with access to free, intense, high-quality music education.

Warsaw Avenue Creative Campus (WACC)

Located in the heart of East Price Hill, the Warsaw Avenue Creative Campus (WACC) is a mixed-use revitalization project that will transform the 3100 block of the Warsaw into a creative hub with the MYCincinnati firehouse as its anchor. With help from the Model Group, the City of Cincinnati, Fifth-Third Bank, Cincinnati Development Fund, Local Initiatives Support Corporation (LISC), the Finance Fund, The Port, and the East Price Hill Improvement Association community council, this historic renovation will offer 13 affordable residential apartments and 7 commercial spaces where youth and families can learn and grow together via the arts and creative pursuits.

Casa Colina

Casa Colina is a residential house which illustrates our neighbors’ diverse migration stories through a vibrant wraparound mural design of striking blues, golds, and monarch butterflies. The lot at 821 Purcell, once blighted with litter and tall grass, is now an attraction and neighborhood asset drawing residents and visitors to come and see the wonderful works of art. In addition to less blight and a reduction in crime, there has also been a dramatic increase in economic activity and property values surrounding the lot.

 

The Casa Colina mural project began as a collaboration between ArtWorks and Price Hill Will. Price Hill Will purchased the blighted property next to the historic ARCO event center and partnered with ArtWorks to bring together youth apprentices, local artists, and community members to enliven the space with a public mural that is culturally significant to the neighborhood. Inspired by the Latinx community of Price Hill, the Casa Colina mural reflects the vibrancy of the Latinx cultural influence in the neighborhood.

 

Our vision for Casa Colina is for it to be a future home to visiting artists in residence, and other guests, who will continue to grow all the amazing things happening in Price Hill.   

The Elberon

The Elberon Senior Housing project restored a once-proud “Gateway” building to the residents of Price Hill, and held a place of prominence in the community since it was built in 1925. Due to its crossroads location, according to the Price Hill Historical Society, this building has always been a center of attention—as a physical landmark and as a meeting point for neighbors.

 

Sadly, what was once known as a proud landmark building and example of the neighborhood’s historic architecture had been vacant and blighted for several years, making it conducive only to negative activity. Residents then referred to it as the “Eighth and Elberon building” and as a symbol of the neighborhood’s physical and economic decline. Thousands of commuters from Cincinnati’s western suburbs see it on their way to and from work every day, which reinforced negative perceptions of Price Hill. The building, with its noteworthy stature, anchors one of the main arteries connecting the southwestern half of Greater Cincinnati to Downtown Cincinnati, Northern Kentucky, and Interstate 75.  

 

As Price Hill Will, a highly respected community non-profit charged with revitalizing the neighborhood, and its partnering community development agencies working toward comprehensive community revitalization, this structure blocked the public’s view of the community’s many successes. Partnering with The Model Group, Price Hill Will was able to restore this landmark building to 36 units of affordable senior housing at one of East Price Hill’s most heavily traveled and prominent crossroads just footsteps from the newly renovated Masonic Lodge project.
