ARCO

Located in the Incline Entertainment District of East Price Hill, the ARCO campus includes our 21,000 square foot building at the corner of Price and Purcell Avenues, the adjacent 1000 square foot, 3-bed, 1-bath house, and 31,720 square feet of land accessible from Elberon and Price Avenues that we renovated into a 58 car parking lot. Some 800 dump trucks of dirt were taken from this site for the build-out of the new parking lot and the elevator addition on the West side of the building.​

The former Price Hill Masonic Lodge, located at 3301 Price Avenue, was built in 1912, but had been vacant since the Price Hill Masons left in the mid-1980s. Price Hill Will partnered with The Model Group to co-develop the project to bring the Samuel Hannaford-designed Lodge back to life. The $10 million restoration of the 21,000 square foot, local historic landmark holds new office space for Price Hill Will, rehearsal space for PHW’s 120-member MYCincinnati youth orchestra, the Price Hillharmonic adult orchestra, and leasable event space for neighborhood groups, community events, and private celebrations. The complex financial structure which made the renovation possible included New Market Tax Credits, Historic Tax Credits, a $2.9 million grant from the City of Cincinnati, and equity from Price Hill Will, bridged by loans from Local Initiatives Support Corporation, Cincinnati Development Fund, and The Port.

Warsaw Ave. Creative Campus

3100 Block of Warsaw

The Creative Campus will be a place where youth and families learn and grow together via arts and creative pursuits. It includes the acquisition of 10 buildings in the 3100 block of Warsaw between Considine and Grand Avenues. The Creative Campus is within a block of the Price Hill Library and Recreation Center, both great assets for families. Warsaw is a main corridor through East and West Price Hill, and we see the Creative Campus as a way to connect the momentum in the Incline district with the revitalization of the Price Avenue corridor, which includes the Masonic Lodge/ARCO.

MyCincinnati Orchestra

3120 Warsaw Avenue

3120 Warsaw, a historic firehouse, is currently home to MyCincinnati, an award-winning program of Price Hill Will that uses ensemble-based instrumental music as a tool for youth development and community engagement by providing youth from Price Hill with access to free, intense, high-quality music education.

The Elberon

W. 8th Street & Elberon Avenue

The Elberon Senior Housing project restored a once-proud “Gateway” building to the residents of Price Hill, and held a place of prominence in the community since it was built in 1925. Due to its crossroads location, according to the Price Hill Historical Society, this building has always been a center of attention—as a physical landmark and as a meeting point for neighbors.

 

Sadly, what was once known as a proud landmark building and example of the neighborhood’s historic architecture had been vacant and blighted for several years, making it conducive only to negative activity. Residents then referred to it as the “Eighth and Elberon building” and as a symbol of the neighborhood’s physical and economic decline. Thousands of commuters from Cincinnati’s western suburbs see it on their way to and from work every day, which reinforced negative perceptions of Price Hill. The building, with its noteworthy stature, anchors one of the main arteries connecting the southwestern half of Greater Cincinnati to Downtown Cincinnati, Northern Kentucky, and Interstate 75.  

 

As Price Hill Will, a highly respected community non-profit charged with revitalizing the neighborhood, and its partnering community development agencies working toward comprehensive community revitalization, this structure blocked the public’s view of the community’s many successes. Partnering with The Model Group, Price Hill Will was able to restore this landmark building to 36 units of affordable senior housing at one of East Price Hill’s most heavily traveled and prominent crossroads just footsteps from the newly renovated Masonic Lodge project.
